SAANICH- VICTORIA BC REAL ESTATE-I DON'T NEED A BUILDING INSPECTION
I tell this Story over and Over again to my Saanich-Victoria BC Real Estate Buyers who Say "I Don't Need a Building Inspection"

Several Years ago I had a Saanich-Victoria Real Estate Buyer who was being Transferred to Victoria as the Area Manager for a Government Department. His Name was Bill....We Spent many days on his time off looking at homes that would meet his needs and budget in the Saanich Real Estate area of Victoria BC REAL ESTATE market area. Bill was living in a Hotel while working and looking for a home.
One Day Bill called and said I decided to Purchase one of the Two Homes we had seen in Saanich this week, and said his Wife would be here this following Weekend to Help with the Decision.
We found a Nice Rancher only ten years old ..Bill's wife agreed on Bill's choices but she too found the Rancher the most appealing..as we left seeing this home we discussed making an offer. One of the Subject Condition I always want in an offer with my Home Buyers is a Subject to them getting a Satisfactory Building inspection.
Bill Said "I Don't Need a Building Inspection...the home is Only ten years old what Could be Wrong with it" I explained to Bill, that even though the home was only ten years old, a building inspector may find something we do not see. Right Then Bill's wife Said"Listen to What Fred is Saying ..And put a Building inspection Condition in the Offer to Purchase"
A few days later after our Offer was accepted, Bill met with me with the Building inspector at his New Home...As the Building Inspector was Coming off the roof, he said "I have Good News and Bad News"

We both seemed surprised and asked what was the Good News...his comment...You're going to probably get a New Roof from the Seller..the Bad News... the roof turns to powder when you walk on it, and he's surprised there where no leaks. It turned out the Manufacturer had produced a bad batch of roofing Shingles about ten years before.
After Discussing this with the Listing Agent and her Client, My Buyer negotiated a New Roof be put on the House...cost $4,000.
This is a true story, names have been omitted to protect the parties involved, but the bottom line is always include a building inspection condition in your contract of purchase when purchasing a home. Never Say "I don't Need a Building Inspection" it could cost you thousands of Dollars after you move in.

Good old fashioned service is hard to find now-a days...except in the Oak Bay Village with Dan Morrison Optician, who Owns and Operates Oak Bay Optical.
Dan has been in the Oak Bay Village with his Optical eye wear store for over 20 years.
I found Dan through my wife's encounter walking our American Cocker Spaniel, "Winston"....she often needed to tie him up to go into some stores in the Oak Bay Village. Over the Years she met Dan and being a Dog person ....Dan would say to her said leave "Winston with me while you Shop". Dan offers everyone to leave their dog, by or in his store.
Dan Morrison is a Very giving person, and everyone with or without a Dog knows about Dan's interest in you and Dogs. He always has a Dog treat for everyone's Dog the happens by his store on Hampshire just off Oak Bay Avenue.
Dan Morrison has become very well know in the Dog World in Victoria and beyond with adopting seeing eye dogs in their retirement years.....and oh what a retirement life they would get with Dan, I think we would call it the "Life of Riley"
Dan has hundreds of eye wear clients who know when ever they have a problem with their glass's he'll fix it quickly and often for Free. The Best News Dan always takes special care when helping you with new frames and fitting them so they are just right.
I recently needed to upgrade my Glass's and frames, as my prescription changed...funny how that happens, Dan of course was there for me to help find the best frames to meet my needs.
Dan's eye glass Prices are very good and his service is Top Notch...no longer a Secret throughout Victoria and certainly not to his many his Loyal Clients.
