You will never have to pay to be listed as a top neighbor. Period. That important detail clarified, let's discuss how we arrive at two "top neighbors" for a given region:
Localism is a bustling collection of hyper-local communities, and the top neighbors should reflect those members who are most active. When ranking users in a given region, several factors are considered. To get your foot in the proverbial door, you need to have posted at least one "Localism" article or photo for the region.
The very best way to quickly rise to #1 is to post high-quality local content. Keeping a steady strem of incoming posts and photos will massively tilt the scales in your favor.
What doesn't count toward the top neighbor ranking? ActiveRain points and community sponsorships. The top neighbor spots will always go to the most active members in a region. We want to create a level playing field that encourages the growth of communities — talent and dedication are required to win the day.

SilverStar Mountain Resort (Silver Star) is a ski resort located near Vernon BC and Kelowna BC.
Silver Star's snow season runs from late November to mid-April weather permitting. Silverstar has won awards on being one of the best family resorts in Canada having the best groomed runs in the country.
The annual snowfall of 700 cm of Okanagan champagne powder makes the resort a vacation destination for families, powder hounds and international tourists alike.
SilverStar is located an hour away from Kelowna International Airport (YLW) the same distance as it's sister resort: Big White Ski Resort. Both resorts are owned by the same company and flex passes are available to permit skiing at both resorts in the same weekend for a discounted price. (Silver Star also provides summer lift access for mountain biking and hiking from the end of June through to Labour Day).
SilverStar has an annual snowfall of 700 cm or 23 ft (7.0 m)
There are a total of 115 marked runs, with a vertical drop of 760 m (2,500 ft).
The elevation of the village is 1,609 m or 5,280 ft (1,610 m) whilst the summit is 1,915 m above sea level (6,280 ft). There is also 60 km of Cross Country trails. SilverStar has a total of 12 lifts: 1 Six-Pack Express chairlift (Comet Six-Pack Express), 2 detachable high-speed quads(Silverwoods Express, Powder Gulch Express), 2 fixed-grip quads (Silver Queen Chair, Alpine Meadows Chair) 1 T-bar (Home Run T-bar), 3 beginner magic carpets, and 2 Tube lifts, on 3,065 acres (12 km2) of skiable terrain.
Alpine Skiing Terrain
The resort spans two mountain faces of a mountain valley and has 4 distinct areas:
Vance Creek offers most of the beginner and intermediate runs on the mountain. Therefore it is usually the busiest face of the mountain and has mostly groomed runs along with intermediate and expert runs. Vance Creek is serviced by the "Comet Six-pack Express" which ferries skiers all the way from below the Village base and Silver Woods areas all the way to the summit at 1,915m. The "Summit Chair" is a Mueller double chair that takes skiers directly from the Village to the summit as well.
Attridge is a small area beside Vance Creek which offers a wide variety of glade and groomed runs. The "Alpine Meadows" chair is a fixed grip quad (new for the 06/07 season which replaced the mid t-bar) and offers ski-in/ski-out access to the mountain from the newly developed Alpine Meadows area of the village.
Silver Woods is a recent expansion of the resort which is part of a catchment below the Comet Express and is serviced by the "Silver Woods Express" which is a detachable high-speed quad. Silver Woods offers many intermediate treed and glade runs and is an access point to the hill from the "Knoll Residential Area".
Putnam Creek is an area which introduces skiers to much more difficult terrain than the rest of the mountain and offers to the more experienced skier. Most of the runs in the Putnam Creek area are black diamond and double black diamond runs consisting of steep lines with moguls and tree skiing. The "Powder Gulch Express", a Detachable high-speed quad gives lift access to the many runs and a way out with the "Home Run T-bar" back to the village. Nordic Skiing
SilverStar is world renowned for its Cross-Country Skiing facilities. SilverStar offers over 60 km of daily groomed Nordic trails for all abilities and age groups. SilverStar is also a training ground for some of the best racers in the world and is a frequent training ground for Olympic athletes. Canadian and International competitions are held at SilverStar every year that showcases some of the best talent in the world.
SilverStar skiers also have access to neighboring Sovereign Lake Nordic Club, allowing them to use over 105 km of some of North America's best Nordic skiing.

Mid February already and Valentines buying is in full force! Even our almost 3 year old granddaughter blurted out last night that she wants a Valentines cake??? The power of advertising!
So how do we make sense of “advertising” surrounding the housing market? Is it time to list? Time to start looking to buy? The question many of our buyers ask us at this time of year is - will the homes coming onto the market in the Spring be listed on average at lower or higher pricing than the current inventory? Should they wait to see what new homes will come on as there will be more choice; or if newly listed homes come on to the market at a higher price is it better for them to purchase now before prices go up?
Looking at the actively listed homes for 1st of February versus 1st of January, we find that average pricing is almost across the board down in the different sub-areas around town. Not by much, but it is a downward trend rather than an upward one. This may be due to the fact that some homes being listing now were previously listed at a higher price but did not sell, so are coming back on market at reduced rates to attract buyers to purchase.
It also can be a reflection that the Sellers who list now before the grass is green and the flowers are blooming, are perhaps the more serious sellers who do want quick sales activity on their homes.
Either way, we do know that adjusting the mortgage amortization periods to 30 years from 35, plus the announcement that most banks have increased their 5 year rates this week, is certainly prompting buyers to lock in their mortgage rates now. Therefore sellers who are currently on the market are starting to see offers happening.
