Gablecraft The Village at Summerville in Nanaimo – A Review
I had the pleasure of attending a Realtor Open House for the new condo complex by Gablecraft Homes called Gablecraft - The Village at Summerville in Nanaimo.
I was hugely impressed with this complex and am delighted to see such a nice looking development being built in Central Nanaimo. The Village at Summerville is so new that I thought it would be helpful to prospective buyers to read a review on this new development.
There are three designs available in two bedroom units, which range in price from $239,900 -$253,900 plus HST and are approximately 1014 sq. feet. In addition, there are three designs available in three bedroom units ranging in price from$264,900 -$276,900 plus HST and are approximately 1264 sq. feet. Both the two bed units, and the three bed units, are two stories with the bedrooms upstairs.
Exterior:
I really liked the West Coast inspired exterior design of the units; complete with gables and trim. The front and back yard of each unit is individually landscaped with a nice path to the front door.
Interior: 
Here are just a few of the features you will find inside the units at The Village at Summerville:
· Nine foot ceilings on the main floor
· Low-E Glass windows
· Laminate flooring on main
· Carpeting on stairs and in bedrooms
· Horizontal blinds on windows and vertical blinds on sliding doors
· Beautifully appointed kitchens and bathrooms
Strata fees are reasonable at approximately $131 for two bed unit and $160 for three bed units. There are no age, pet or rental restrictions.
Gablecraft - The Village at Summerville is centrally located in Central Nanaimo just a short walk from the hospital. In addition, The Village is close to the Terminal Park Shopping Centre and Brooks Landing and is very close to Beban Park.

Meredith Courts in Nanaimo - A Review
I was working with buyers who were looking for a nice, brand new, condo in a central location in Nanaimo. As part of our tour of new condos we visited Meredith Courts in Nanaimo. I was quite impressed with the units.
Prices at Meredith
Courts start at $199,900 plus HST. This will buy you an 875 sq. foot 1 bedroom and den unit. Two bedroom units appear to start at around $224,900. Plus HST
The first floor homes include a small, exclusive fenced yard area with a patio and lawn. The homes on the 1st, 2nd, and 3rd floors all have 9 foot ceilings. The 4th floor units have a loft style with two bedrooms and vaulted ceilings.
There are three designer finishes to choose from and each floor plan includes stainless steel appliances, a fireplace and two bathrooms.
Meredith Courts has a very nice community clubhouse and a fitness centre. Owners can book the well-appointed clubhouse if they are holding a party or large gathering.
I was especially impressed with the kitchen design. It is very modern looking and has all the space and storage one would need. I particularly liked the two bedroom floor plan that had a bedroom to each side of the living room. This layout works really well for privacy if you have a roommate or if you have company.
Overall, I think that you get a well-designed condo for a reasonable price at Meredith Courts in Nanaimo. For additional information on Meredith Courts or to arrange a viewing please give me a call.

Central Nanaimo homes for sale
Every Tuesday our office does a tour of new listings. Yesterday's tour was Central Nanaimo homes for sale. I viewed a number of central Nanaimo homes priced between $250,000 and $350,000.
After a long tour of new listings I decided that it would be fun to do a "Best of Show" blog post each week. In this "Best of Show" post I will choose a home that I feel was the best home for value on the tour for that area.
This week's winner of "Best of Show" in central Nanaimo homes is:
1647 Fuller Ave.
A new strata development on the Millstone River. There are nine, new, beautifully constructed half duplexes and freestanding single family homes. Views of the Millstone River, surrounding green space, and the Pryde Vista golf course . The development is close to many amenities, the hospital, Nanaimo City Center, and VIU. They range in size from 1760 sq ft to 1890 sq ft, and all units will be finished with high end materials including tile and hardwood flooring, custom alder cabinetry, and granite countertops. The nicest feature was that all the bedrooms have a private ensuite with shower and/or tub. 6 appliances included. Strata fees of $120 per month include water, sewer, garbage, building insurance, and road maintenance. Purchase price plus applicable taxes.
Lynn's feedback- I felt that these new strata homes were great value for between $329,900-$349,900. Plus HST. You get a lot of home for these prices. The two top features were the ensuites in all of the bedrooms and the beautiful kitchens with granite countertops and tile backsplashes.

This home sits on .28 acres of land and has an unauthorized suite. The front portion of the basement was used as a hair salon for the the owner for 35 years. There are 5 bedrooms and three bathrooms. The room with the hair salon could be used as a family room.

There are 32 homes currently listed in central nanaimo.
Median list price - $316,888
Average list Price - $314,337
Lowest priced hoem $199,900 (a 900+ sf home on small lot)
Highest priced home $440,000 (new home with legal suite)
Central Nanaimo home sales in last 3 months 28 with average price of $280,000.
This would indicate to me that there is still movement in the lower end. Sales of homes over $300,000 in the last quarter 6. Given that we have 17 on the market over $300,000 at this pace we have 6 months supply. A buyers market in concidered by many to be 7 or more months of inventory. The sales pace should also pick up in the first 3 months of 2011. All things concidered central Nanaimo is currently in a balanced market but very close to being a buyers market.
