• The Number of Saanich West Single Family Homes Sold, saw a significant drop during 2010, and have stabalized during 2011, while prices remained more or less unchanged.
• Saanich West Condominiums (suites), Town-Homes and 1/2 Duplexes Prices (values) were highest at the end of 2009 and since have seen a very modest decline in prices, and it would appear that this decline in prices will continue for as long as the supply far exceeds the demand.
• The Number of Saanich West Condominiums (suites), Town-Homes and 1/2 Duplexes Sold is still in a significant decline in the overall sales numbers from a high in 2009 of about 250, to approx. 150 during 2011.

As to drawing possible conclusions for the Saanich West Real Estate Market from these historical real estate market results :

• It would appear that the Single Family Home Market in Saanich West is now at a Price Level and Number of Sales that we would consider it a balanced market which is likely to remain for the coming year to 18 months. This is offering both Sellers and Buyers the confidence that buying or selling, it is unlikely that values and number of sales will dramatically changes for the next 12 to 24 months (unless dramatic external issues changes the typical progression)
• As To Saanich West Condominiums (suites), Town-Homes and 1/2 Duplexes, the story is entirely different..... With the relatively sharp drop in the number of sales in Saanich West since 2009, while prices initially remained the same, one could conclude (for Buyers) that prices are likely to continue to soften over the next 12 - 24 months. For Sellers, it would be very important to ensure that serious considerations is given to Pricing, presentation and marketing to ensure that your property is truly showing (to the fewer buyers) that it represents the best value in the market today.

Saanich West Is Located Just North of Esquimalt and Victoria, and West of the Pat Bay Highway, and combined with Saanich East is the Largest Municipality in Greater Victoria.

Reviewing Single Family Home Market Activity In Saanich West for 2011:

• 28 Fewer Listings during the year, on 606 listings is 4.5 % fewer
• 20 Fewer Sales during the year in Saanich West, (6.57 % fewer)
• 50.17 % of all Listings Sold (down 0.93 % from 2010)
• The Average time on the Market for the Homes that did sell increased by 17 days.
• In General for Saanich West 2011 was very much a treading water type year, with not too many significant changes in so far as the numbers of listings and sales.

Reviewing Single Family Home Market Value Activity for the Saanich West for 2011:

• Average Sales Prices Increased Modestly by little over 4.18%,
• The Median Sale Price Increased by a bit over 7.14 %)
• The Spread between List & Sale Prices Decreased Slightly (1.09 %)
• Some Neighbourhoods did see significant Changes in sales value results, but with a limited data sample (anything less than 5% of the total number of sales in a community) these numbers are not reliable value indicators for the area.
• The Overall Increase in Saanich West Sales Prices is an indicator that people are recognizing Saanich West for the reasonably good value that it represents in Greater Victoria.

We all know, Greater Victoria is Pfanntastic for walking, with the trails, its history, and many areas of amazing beauty.
A great and totally free way to experience some of the unique areas of Greater Victoria is by completing one of the 3 (or all three) Saanich Heritage Walking Tours.

Today we want to introduce a Great Saanich West Heritage Walking Tour along Admirals R, Beautiful Gorge Rd., and Historic Colquitz and Inlet Ave.

Heritage Walking Tours offer new and longterm residents as well as visitors a totally different perspective of the neighbourhood that you may have lived in for years, or are just learning to appreciate for the first time.

This type of walking tours allows you to combine a little walking with a little light history lesson stimulating both the mind and the muscles at the same time...... We congratulate the District of Saanich for this excellent initiative and we hope you will enjoy this Walking tour with friends and family.

This Self Guided Heritage Tour will take you along a number of historical location and points of interest starting from Craigflower Park along Admirals Rd., Gorge Rd., Colquitz Ave. Cowper St., Inlet Ave., back on to Gorge Rd and to the Craigflower Park, parking lot.
Along the way you will see the Beautiful Gorge Inlet, the historic homes and properties of people that shaped and formed much of the history and current lay out of what we now know as The Gorge, in Saanich West.

Many of the homes, trees and surroundings where build and or planted near the 1910's, and offer an interesting look back in time.

From the Craigflower 1855 school house to the striking look of the John Di Castri designed home on Colquitz Ave. there will we many very interesting properties entertaining you along your 30- 45 min. tour.
