VICTORIA REAL ESTATE SHOWED INCREASED SALES ACTIVITY IN JANUARY
In January 2012 Victoria Real Estate Sales where up almost 10% over January 2011.
I noticed a change the very first week of January with Showings on all of my Listings. One of my listing in Fairfield ended up Selling from the result of Competing Offers. The Buyer came from my Open House the First Saturday in January.
My First Open House of the year was Very Busy with Home Buyers, the interest was way above the number I usually see at an Open House...Over 20 Couples came through.
Our Victoria Real Estate Board President Carol Crab is quoted from her report to day as Saying.....“Buyers are still price sensitive and very aware of the market values of homes.Sellers need to be aware that average prices trending up or down may not apply to their market area. They should consult with REALTORS® regarding prices in their own neighbourhood communities.”
Carol Goes on to Say......“Buyers seem to be tired of all the doom and gloom stories
about the global economy,” Crabb adds. “Interest rates are good and
they are keeping our Members busy with showings.”
I could not agree more with Carols Statement...The Negative Press on Financial Doom & Gloom in Europe every night on TV was effecting Home Buyer Confidence in Victoria. It stopped in January and that maybe the reason our Buyer Activity has picked up.
Inventory is down and Prices ares are more competitive and Victoria home Buyers are acting as Victoria Home Sellers Sharpen their pricing and Curb appeal.
Record low mortgage interest rates are certainly Good for Home Buyers in Victoria.

8 Current Pending Sales with an average selling price of $ 810,375 with an average of 37days on the market. Two Fairfield home Sold for over one Million Dollars. One I SOLD on Chandler Ave for $1,100,000 and one on Fairfield Rd for $1,350,000.

FAIRFIELD SALE PENDING IN 11 DAYS
The New Year has brought a flurry of Buyer Activity....in the First week of January there were 4 showing requests for my Luxury Fairfield Home.
Plus I held an Open House, which brought in over 20 couples.
The Following Week on Day 11 of the Listing....The Seller Accepted one of two offers on this absolutely Gorgeous 2008 home... The Buyers Conditions have been removed the the home is SOLD.
Nice way to start out the Year. I getting Similar busy activity with other Listings and motivated Buyers
I’m working on another Offer today from an Agent with First Time Home Buyers.
2012 is Going to be a Great Year.
