Just the other day, Linda was out "hunting", with her Camera, and after a drive to one of the 150+ beaches in the Greater Victoria Area, from what I understand Linda was in Saanich East between Cordova Bay and Gordon Head. This is where Linda found her Prey....

In this case she needed some Eagle Eyes to Notice the Subject of her Photo shoot.....

Eagles are such Graceful Flyers and Hunters, yet they are amazing at Fishing for their Daily Catch...

Hmmm., one could think of a few analogies here, but We will leave those for you to ponder.....

Saanich East is Part of the District Of Saanich, and is Geographically the largest Municipality in the Greater Victoria Area on Vancouver Island.

Summary Review of the Saanich East Single Family Homes Graph's Provided

  • Compared to the same month Last Year (Slide 1) most Neighbourhoods in Saanich East show that Median Prices are holding, with a few extremes (often caused by some sales having either very high or very low prices) Ten Mile Point remains the highest median priced area in Saanich East.
  • The Spread between Average list and sales Prices in Saanich East (slide 2) Year to Date, are very close Year to Date, for most areas indicating that sellers are really taking note of their Realtors Recommendations. The huge gab in Queenswood is due to a few very high priced listings that remain on the market, and are skewing their averages
  • The 3 year list to sale price average review for Saanich East in Slide 4, clearly indicates that the current very small spread between asking and sale price averages will likely be followed by a relatively sharp rise in asking prices over the next while, and we caution sellers to not get to optimistic in their expectations (as the Graph also shows) higher asking prices do not result in higher sales prices.
  • With slide 5 one can clearly identify the end of the boom period in in 2008 and the sharp increase of inventory and overall decline in number of sales in Saanich East, this relatively high spread is keeping prices level and confidence levels to buy low.
  • The Last Slide Reviews the past 3 years listing inventory levels and projects the number of months worth of inventory available in Saanich East. After some declines in inventory earlier this year, we are clearly in a Buyers Market in Most of Saanich east for single Family Homes at this time.

When & How are you most effective?

When? For me, it's early morning and then early evening; and best after a workout at the gym or a brisk walk with the pooch.

How? The more personal the communication is, the better.

One of my daily habits is to check the new listings and any price alterations of some 'hot' listings I keep note of. Luckily, our real estate board has a very easy to use sytem that manages automated searches for clients. And, if I send a copy of the search to myself, then I am updated when my client is; ready to go.

For example, this chart of Sale Price to Original Price ratio for Saanich East single family homes, 2-3 bedrooms, 2-3 bathrooms took about 30 seconds to generate:

It's so important for me to be there with answers for my clients when they call or email - the combination of our Board's computer system along with the power of the smartphone makes it possible. And, if I don't have the answer then and there, I can find it quite quickly. It's all about keeping in touch, being top of mind, etc.

Keeping in touch with a more personal approach - I began sending out note pads with hand-written notations on the top page. My client receives a greeting or a tad of info, plus a free note pad. Works great.

The Blenkinsop Valley is a special area of Victoria. It is likely the closest strip of farm land to downtown Victoria. The Municipality of Saanich has decided to make it a special place. They have erected caution signs and street signs that depict various farm themes: tractors, cows, horses, wheat, windmills, etc. Enjoy the photographs of these farms and special signs.
