This excellent annual Housing Start and Absorption report for the Greater Victoria Real Estate Market Activity is now available from the CMHC Website.

As always this Housing Starts and Absorption report for Greater Victoria offers great detailed information about the local Greater Victoria Strength and weaknesses in the Construction market place on the South Island.

Although the total numbers are down a bit as far as numbers of new starts, as well as the number of sold new housing units, there are also a good number of good signs...for example slightly higher prices and certain areas seeing improvments already.

With a total of 1,642 new housing units started and 1,486 of the new housing units sold, and an unsold inventory of 531 it is safe to say that the numbers although a bit lower compared to 2010, are not alarming for the new construction sector for steady Local jobs and indicate Good long term economic prognoses.

Zip-line Adventure on the West-Shore

For Nature Lovers, the West Coast of Vancouver Island , Near Victoria BC have always been a special place in the World, with the Sooke Pot Holes, The Juan De Fuca Marine Trail, and for the last few years " A Zip-line Adventure" called Adrena Line .

Combining the Beauty of the West Coast with the thrill of heights, speed and adventure, for a 2 hour tour along 8 zip-lines, covering 100 acres, crossing 2 suspension Bridges, at heights up to 150 feet of the ground and at speeds up to 60 Km/hr..... WOW

For me, a guy born in a country where 150 feet off the ground means that you have reached the highest point in the entire country....This is not something that I would do by choice, however....... Over the Holidays (and I am still not sure what I was thinking) I bought Linda and Myself gift certificates for this "Zip-line Adventure on the West-Shore".

Although I am scared of heights, I have been on many of the worlds tallest buildings, and both Linda and I love the beauty of our Greater Victoria and Wes-Shore Parks, Beaches, Rivers and Lakes. So we are really looking forward our first ever Zip-Line Adventure, so why are we writing about it now...... Well I figured, if I put it out there, it is less likely that I will chicken out at the last moment......

Linda is the Thrill seeker in our Family, Linda is all excited, and is likely to just going to love this.......and as such I have promised that I will join her for this zip line adventure when Adrena Line Opens for the Season on March 01, 2012.....

When you look at the video below it is both exciting and scary, but nothing ventured, nothing gained (I hope)....... Hope to be reporting from the adventure once we have completed our Zip down the Line

West-Shore, Single Family Homes Real Estate Market 2011 Year in Review
The West-Shore (also called The Western Communities) is Located Just West of Saanich, and Victoria, and contains View Royal, The Highlands, Langford, Colwood, Methchosin, and Sooke, most of Greater Victoria's New Single Family homes are constructed in the West-Shore.

Reviewing Single Family Home Market Activity on the West-Shore for 2011:

• 2011 shows Colwood and View Royal with Fewer Listings compared to 2010.
• With 95 fewer sales in the Western Communities, only Metchosin saw an increase in the number of sales compared to 2010.
• In 2011 it took 12 days Longer on average to sell a house in the Western Communities, with only Metchosin selling faster than in 2010. All in all the homes that are selling are doing so in approx. 2 months.
• Listing to sales ratio (how many of the listings actually sell) dropped from to a little more than 36%, this clearly is the biggest challenge for the Western Communities.
• In the Western Communities, New Home Construction is the highest compared to most other Greater Victoria Communities, and as such impacts the inventory levels and the with that the relative competitiveness of properties in the Market.

Reviewing Single Family Home Market Value Activity for the Wes-Shore for 2011:

• Both Median and Average Prices Declined by 4.75 % and 7.8 % respectively in The Western Communities, making homes more affordable.
• Once again only Metchosin saw average Sales Prices increase in 2011.
• The spread between Asking Price and actual Sale Price Ratio has increased by a very modest 1.1 %.
• In General in The Highlands, Metchosin and other smaller communities with fewer sales Averages and Medians tend to be more impacted by a few extreme sales or events and as such a bit more caution needs to be taken in drawing conclusions from the data provided.
