Let me be very clear on this and why it is so important. You must be able to put ink to paper. Knowing how to close is the only option. Whether it is with buyers or sellers, in person or on the phone, you should be using a universal system that works on every single person.

On the telephone you must convey something special that draws people and compels people to meet you for an appointment.

When you take buyers out, do you want to spend 5 hours or 5 days, do you want to show 3 homes or 40? If you have a system in place that ensures that they will like you and that they will buy quicker, you will leverage your time into money.

You can't be timid about closing on a listing presentation either. When sitting in a seller's living room, you need to have a clear-cut tried and true method, one that works (as in "sign here") one that works every single time.


1. Find closing systems for the telephone, buyers and sellers that work.
2. Master the systems by practicing until they are embedded in your brain.
3. Don't waver, use them on everyone. Only adjust for personality.
