If you are in the Huntsville Alabama Housing Market, buying or selling in the upper-end price ranges, then Clifts Cove is not only a market example to look at, it is also a must see neighborhood that should not only be explored online, but also visited personally to be fully appreciated!

Literally located on the Southwest side of Rainbow Mountain within the Madison city limits, the neighborhood’s entrance is only 1 1/2 blocks from award-wining Bob Jones High School. To beat that, its not really a sidewalk that links the subdivision’s Hughes Road entrance to the High School, its a double-wide asphalt jogging trail that even I have been down a few times personally.

Clifts Cove is a somewhat large neighborhood and you are going to love the 2 lakes that center the community, as well the active and highly supported Clifts Cove Home Owners Association(HOA).

Obviously in these price ranges each home must be evaluated carefully on its own merit, nevertheless there is an abundance of home sales history to get a feel for how this hyper-local market is performing in relationship to its community.
Unlike the surrounding community of Madison, where home sales have declined over the last 4 years, Cifts Cove has seen a consistant 14 homes a year sell in the neighborhood each of the last 4 years with an average sales price of $765,000.
While average home prices within Clifts Cove have moderated, down ~6% over the last 4 years a few more-recent fire-sale foreclosures are the primary reason for the decline. Naturally homes of this caliber do generally take longer to sell than an average priced home and the days-on-market average for 2010 was 139 days.
The timing is perfect when it comes to considering Clifts Cove Subdivision, the neighborhood is mature with only a few remaining lots available for building. In fact on my drive through the neighborhood today, I noticed a couple of the lots were ‘For Sale by Owner’ and not tied to any particular custom builder. So if negotiations with an existing homeowner doesn’t work out, building is still an option.
