Selling a home in Huntsville AL
As most of us realize (and if not, you should), Huntsville homebuyers are acting in fear, as in most markets. The housing debacle has created huge losses for many, the media has had a field day and the mortgage crisis was like throwing gasoline on a fire.

As a Huntsville Realtor with experience before the meltdown, we have seen a real turn in how our Huntsville home buyers react when purchasing. Gone are the days of “warm fuzzies” for buyers. Now, it’s “show me WHY I need to purchase THIS home. What makes this home so much better than ALL the others?” Price and condition must all be in line these days. Buyers are savvy...not only are they doing their homework as to the homes true value, they ARE also checking days on market. What does that do to a previously overpriced but now reduced home? Begs for a lowball offer, I believe. It does in my Engineer buyer minds, for sure. In THEIR minds, it doesn’t matter that it is now priced to sell. What matters is HOW this is perceived. The vast majority of buyers perceive this as an opportunity to pounce, regardless of what the market analysis may say. Right or wrong, this is how they perceive it...remember, fear does not go hand in hand with reason.
I am finding far too often that even the Huntsville homes for sale that I perceive to be showroom ready and priced to sell, still sit on the market. Competition is piling up. Inventory rates for Huntsville homes for sale are higher than they’ve ever been.

If you are selling a home in Huntsville Al and are one of the chosen few to actually get an offer, don’t over react when the offer isn’t quite what you had in mind. In fact, plan on it. Always counter. The cases for rejecting an offer are rare. Remove emotions when selling your home and try not to take it personally. After-all, you have a buyer that does show interest. You may be surprised at what they are willing to pay in the end! Negotiations could be long and hard, but could very possibly all be worth it.
Remember, if you are selling a home in Huntsville, or selling a home in Madison AL, overpricing to test the market will get you no where but less money in the end. Days on market do count!
