Mobile and Baldwin County MLS Statistics and Trends - September 2008 Data
The monthly analysis worksheets and charts have been tabulated for activity in September 2008. The analysis includes all sales reported in the Mobile MLS (Gulf Coast MLS) and the Baldwin County MLS (Baldwin County Association of Realtors).
Summary
Mobile County real estate activity is holding up rather well considering everything. Both median sales price and number of sales increased in September. Even though the number of sales are down about 4% compared to last year, the median sales price of a home though is up almost 9%. On the down side, inventory levels are up about 10% and as a result the marketing time and months supply of homes have increased.
Baldwin County is different. The number of sales in September took a drastic drop compared to numbers accumulated in the summer months. This trend also happened last year. Actually there were 3 additional sales in September of 2008 than there was in September of 2007. The median sales price has dropped 18% in the past year. Inventory levels are dropping in Baldwin County but there is a long way to go, There is a year and half worth of inventory. Sellers have to be very aggressive in their pricing in order to attract buyers.
These statistics are summaries of both counties. There are neighborhoods where the numbers shown for the whole county are not a fair representation of that particular neighborhood.
