It is what many families dream of, moving up the pay scale and enabling them to move into a bigger home. Cabot as well as other towns across the nation has a variety of homes on the market. There are the $100,000 homes for those first time home buyers and then there are the $200,000 and more homes for those who are moving up in the housing market. I wanted to take some time to explain some issues for those home owners that intend on moving up to a larger or more expensive Cabot home.

1. If you have not lived in your first home for at least two years you may have to pay money to sell your home. Generally it takes a minimum of two years of living in a house to break even when you sell it. Sometimes it takes longer.
2. Remember to make the necessary improvements to the home you are moving from.
3. You should plan to sell before you buy. Many people do not wait for their house to sell and decide to buy a new one beforehand. This could end up costing you thousands in the long run. You will be carring two mortgage payments and be more likely to take a lower offering price for your old home.
4. Be sure that your new home is still within your budget. Many people forget the price range they are in and decide to look at homes that are out of their range.
5. Last but not least, coordinate closings. Everything that needs to be done with the buying and selling, should be handled by a professional. You are to busy packing, figuring out schools for the children, etc. A trained professional can help you with all of the details of the move.
If you need help with moving into or out of the Cabot AR area don't hesitate to call me or visit me at my website www.cabot4sale.com.
