Welcome to the third installment of how to sell your house on your own. I have mentioned in previous installment how I admire Cabot AR home owners who try to sell their house themselves. Sometimes the house sells and the seller can save some money, but still see the time that agents put into a sale. I have been writing this series in hopes that a potential seller will know what to be prepared with when selling.
Last week I finished up talking about preparing yourself with the necessary paperwork and knowing how to market your home. For more info go back to Agent Smagent; Chapter 2.
This week I would like to emphasize some ways to act when showing the house and to filter through lookers to find who is serious and who may be wasting your time.
1. How to act when showing
Some buyers may be skeptical of having the home owner show the house. Buyers like to be able to express how they feel about the house. There are some things that you can do to be sure and ease the tension when showing the house. The main thing is stay away from them why they are looking. Give them some space, let them browse. Nobody likes when someone is breathing down their throat. The other thing to keep in mind when showing is not to become defensive. There maybe things they do not like about the house. The best thing to do when they mention a negative is to list a positive. Don't argue and say why it is not negative, let them have an opinion. Try to move on to something that is positive about the house. The next tip will save you a lot of time and heartache if you do it.
2. Subtley pre-qualify buyers
After letting them browse ask them questions. Make conversation with them and include such questions as: where do you work, have you been looking long, and have you spoke to any Cabot lenders. These three questions should give you a good idea of what you need to know.
The first question should give you an idea of income. If they do not have the income the more than likely will not be able to get the loan.
The second question will give you an idea of their time frame. If they have been looking for a while they are either in no hurry and are taking their time or they are now running out of time and need to find something. If they have not been looking long and answer yes to the third question chances are they need to move in somewhere soon.
The third question will give you real good idea if they are wasting your time. If they say yes then they probably know what they are qualified for and are looking in the price range.
