The Process of buying Your First Home in Cabot AR; Part 2

I have been trying to explain the importance of having some "know how" when buying your fist homes in Cabot or surrounding areas. I know that it is your first home and your knowledge will be limited, but any little bit you know can help save you time and money. I mentioned last week that I would be talking about saving time when looking for your home. Here is a good idea of how you can save time so you do not have to drive all over town if you do not want to.

1.A Good Agent is Worth Their Weight in Gold

This whole process of saving time when looking for your first Cabot home stems from using a good agent. They can do all of the following for you so you do not have to go on a wild goose chase.

2. Have a Website Where You Can Look at All the Homes in Cabot

A good agent should have this. You should be able to just sign into the website and enter search criteria you are looking for in a home. You should have access to at least five if not more pictures of the homes on the site.

3. You Should Be Set Up On an Auto-email

Even with the website that you can look at yourself you should tell your agent the criteria you are looking for in a home and be set up on an auto-email. Why you ask? Once you see all the homes on the market there is nothing more to look at unless you change you search criteria. With auto-email you will not have to keep checking to see if something new has came on the market, it will email you the second something does. Also, in an aggressive buyers market you will be one of the first to know the house is on the market so you can beat other buyers to it.

4. Rank the Ones You Like

There may be several homes on the market that you like. Once you know all of them that you like rank them from ones you like the most to ones you like the least. If you rank about ten of them and then go look at these ten, chances are you will find the one you want out of the first ten. If not you can always go look at more.

5. Once You Find One You Like and Want To Write an Offer ON,Ask To See the Disclosure

All of the looking is finally done, you think you want to write an offer on this one house. Before you do have your agent ask for the property disclosure. The disclosure lists any problems the sellers know about the house having. It is best to look at this first to be sure you are okay with everything the sellers know is wrong.
