Generally, when a home seller lists their home to sell they want to get rid of the property as soon as possible. No home seller wants to list their property and have it sit on the market for months. There are small things that a home seller can do to increase the sales appeal of a home to sell it faster and for more. I will periodically post tips just for Cabot AR home owners and other times I will post tips for homes in general.
Today I would like to focus on tips specifically for Cabot AR home owners and what buyers in the area seem to prefer. Today I will be talking about what a certain type of loan requires a home to have.
Be Sure Your Home Meets Certain Loan Guidelines
Different types of loans require different guidelines for homes to meet. There are a lot of first time home buyers in the Cabot are that are using a rural development loan. This type of loan helps the home buyer, by them not having to pay private mortgage insurance (PMI). Sellers need to know that rural development loans require that a house meet certain conditions. The three major conditions are:
1. Be sure the front door and the back door have a storm door if the doors are wooden or change the wooden door to a steel door. Rural development loans require that a home have this and it will be addressed during the appraisal.
Storm Door Metal Coated Front Door
As you can see the metal front door can have glass it just needs to be metal coated. Most newer homes in Cabot have these kinds of doors.
2. Make sure the windows are double paned. Most newer homes have this, but is not storm windows will do.
Double Paned Window Storm Window
If your home only has single pane windows adding storm windows can be expensive and may be something you will not want to do or consider until you have a contract on your home.
3.The last major requirement for a rural development loan is insulation. Rural development requires certain insulation for the home.
Insulation
The cost to insulate your home with this insulation will depend on the square footage of your home and how much you will need laid.
All of these improvements should not be done until a contract is on your home with the buyer approved for a rural development loan. Many times this type of loan is the only kind home byers can qualify for. It is important to keep these improvements in mind when listing your home.
