It has been a while since I last posted about selling you home by your self. These posts are all dedicated to what a Cabot AR for-sale by owner can do to help them sell their home themselves. Last post I spoke about how to act when showing your home and how to subtly pre-buyers.

This week I will talk about negotiating a contract effectively and Knowing your buyers. These are both important aspects of the process when you have found someone that is interested.

Negotiating a Contract Effectively

It is important when drawing up a contract that you understand everything in the contract. Be sure that you use a standard state accepted form for a contract. The contract will point out details such as inspections and repairs, termite contracts, surveys, closing date, and other issues that it is important that you know what everything means and how it should be done. During negotiation it is important to have read a standard state issued contract before. This will help get you familiar with the lingo and terms used.

Know Your Buyers

It is important to ask you buyers why they are moving. This will give you an idea of what the motivation for the move is and how likely they are to follow through with the contract. You should also find any other information that you can about the buyer. It will help you to determine issues that you may want to address when accepting or countering an offer. Items like how much earnest money you will require from the buyer. If you sense the buyer may want to back out sometime then you should require a higher earnest money deposit from them so you will be able to be compensated for your time.
