When I tell my clients this information, the first words are "We don't have the money to hire and pay a stager"! Sometimes it is necessary to hire a professional stagger, but you should always stage your home to sell either way.
With help and tips from your Realtor you can obtain a professionally stagged look on your own and get your home sold FAST by following my helpful tips below.
- First Impressions Count. Spruce up your entry ways, especially the one on a lockbox. Make sure the areas are swept, clean and clutter-free, ad some seasonal flowers in a pot by the front door, put out a nice welcome mat, and even ad a wreath on the door.
- Sell your House, NOT your Stuff. Put away your extensive personal collections and photos. These items are made for LOOKING at and we want the buyer focused on the house and not looking at your family photos or collections and they will!!! Less is MORE, remove all clutter and unused furniture items to help open up the space so the prospect can actually see what they are buying.
- Pain and Elbow Grease Work Wonders. Remember neutral walls are your best bet when staging a home for sale and you will get the best bang for your buck. Make sure you take your time if you choose to paint yourself, and always tape off the trim.
- Go with the FLOW. Remove all bulky and un-used furniture to create a more open feeling. Arrange furniture so there is a easy traffic flow for navigating the house and that its positioning creates a more open feel.
- See the light. BRIGHT is BETTER. Always have all window shaded and treatment open for showings. Move lamps to dark corners and always have all lights on for showings.
- Make the kitchen SPARKLE. De-clutter the counter tops by removing all toasters, food processors, or any other non-decorative items. CLEAN IT, CLEAN IT, CLEAN IT! Put out a place setting if you have a breakfast bar or counter. Make sure the drawers and cabinets are neat as well, they will be opened.
- OUTDOORS. If you have a porch, deck or patio, clean all of the outside furniture, re-place all torn or dirty cushions. Give the deck a fresh coat of paint or stain. Pressure wash dirty patios and siding. Plant colorful flowers, add fresh mulch, and trim all shrubs in the flower beds.
- Warm it up If your home is vacant you may want to rent some furniture to make the room feel warm and home like. Do not go over board. Make it very simple and clean.
Make your home look as if NO ONE lives there and make sure it is CLEAN!
