As a Realtor living and working in the Phoenix Metro Area I am often asked what parts of the Valley are selling well? What areas are seeing price increases or decreases and where will buyers get the best deal: Lender Owned (REO), Short Sales (SS) or Traditional (Norm)? Below is an example of research that I supply to buyers and sellers when they are interested in a specific area of the valley. It can be narrowed or expanded to meet the needs of the client. Here's a quick look, (30 days), at the extreme north valley, Anthem, AZ 85086.
Comparing January's Market Report with the past few months shows that almost every category has remained level. This includes Actives, Pendings and Closings in REO, SS and Normal/Traditional Sales. Anthem has definitely stabilized and that is good news for buyers and sellers.
Two categories that have changed are Price per square foot Listed and Price per square foot Sold in REO, SS and Normal/Traditional Sales.
Short Sales Prices up almost 12% while REO and Normal/Traditional are up slightly month over month for the last quarter. I believe the available data supports my belief that prices have bottomed and are on the way up. If you've been thinking about buying don't wait. Now is the time. Interest rates have remained very low but prices are on the rise.
