It's really true! My new little home in Apache Junction, Arizona listed for $165,000 just went under contract!
Now I want to list all of the nice homes under $200K.
This one went on the MLS Friday, December 7, http://activerain.com/blogsview/298623/3653-South-Conestoga-Road, we had one offer on the 8th and another on the 9th. Seller accepted the second offer.
This is a darling little home, and I figured it would go fast, but am so pleased that it went this fast. Already spoke with the lender to reassure myself somewhat, buyer's agent went to title today and escrow was opened. Ahhhhhh for those good old days! Are they back? Maybe! We'll just have to wait and see.
Now I just need to see if this closes as promised. I'll keep you all posted.

Teri, good for you! I need the same to happen for a couple of my listings....My quickest sale (same time frame as yours) happened because someone was looking in a specific neighborhood. That combined with the right price got it sold.

Teri - No doubt it has to do with the Listing Agent and her expertise!! I would say all of the above contributed but mostly it is getting the correct listing price and not having to chase the market. Good for you and good luck with a successful closing! Keep up the great work! Congrats my friend!
Hi Candace, thanks for the kind words. So much fun when this happens - especially in this market. Heck it took me longer to do all of the work to get the listing ready then it did to sell the home.

It's probably a combination of all those things, Teri. As you know, although price is important, sometimes it's the extra effort we make to market. Sometimes we just get lucky, too. :) But in your case, I'm confident it was the total package you provided for your sellers.

You know, I think it's all of the above. My sense is that there are buyers looking, watching and waiting on the sidelines, and when a new listing comes up that priced and presented well, buyers will buy. I just did the calcs for the last four buyer contracts that I've written over the past 5 weeks. The houses were contracted on in an average of 22 days. Listings had photos and tours. All the homes were clean.
Let's all hope it's an early sign of spring!
