I haven't posted on this topic for a while. Partly because I've been too busy selling homes! But also, I was noticing a pattern: Lots of foreclosure sales scheduled on Monday. Very few actual foreclosure sales for the prior week reported on the following Monday. People are pulling them out at the last minute -- or bankruptcy judges are entering stays. Indeed, the number of short sales is increasing, so that, too, may be part of the explanation. Banks may finally have realized that they should accept a loss with a sure buyer than take the bigger loss on foreclosed properties.
Nonetheless, there were four foreclosure sales in Coconino County last week, 3 of which were in Flagstaff.
Look for them to be up on MLS in a few months after they pass through the bank bureaucracy and fix-up stage.
