According to the latest wikepedia entry, Infill is "the use of land within a built-up area for further construction, especially as part of a community redevelopment or growth management program or as part of smart growth. It focuses on the the reuse and repositioning of obsolete or underutilized buildings and sites."
In other words, Infill is empty land within an otherwise developed area.
Cities tend to grow outward. New home developments spring up on the outskirts of town because that's where the available land is.
Whenever land becomes available in higher density areas, builders will give it a good look. People will pay a premium to live closer to work, school and shopping.
Phoenix is a top-5 population city. New construction is brisk in areas an hour away from the city center. Whenever land becomes available within the city limits of the larger Arizona cities of Phoenix, Tempe, Scottsdale, Mesa, Gilbert and Chandler... well... you're going to find builders interested in owning it.
I'm currently eying an 18.3 acre parcel in Gilbert located near a major freeway that would be perfect for a new home subdivision. If you're interested in purchasing it, give me a call.

This is interesting information Chuck. From a building construction background and point of view, I have also heard the term 'infill' referred to low-lying property that is or has been 'filled in' with various materials. Are you familiar with this?
Yes Deborah... but I've heard referred to as a landfill.
Chuck,
Infill usually is vacant land, but it's niot always virgin vacant land. It could result from teardowns or redevelopment. Sometimes infill refers to the recongiguration of a property from commercial, industrial, or trailer park to condo or townhome or mixed use.
Steve
Thanks for the info.... infill is great location.
We do some infill around here but it is difficult as eminent domain almost doesn't exist.
Chuck,
Great post. The more dense the market, the more we will so infill.
Thanks for sharing.
Jim
Denise & Jim- yes... infill is the strategy in the metropolitan areas. It's great for urban renewal.
