5 Hour Open House, 1 Visitor

I did an OPEN HOUSE yesterday in Goodyear, Az for 5 hours and got 1 visitor.

While I was prepared for more than 1 visitor, I did take my laptop and got a lot of work done that would have kept my working late into the night otherwise.

The 1 visitor I got was especially noteworthy. I had been looking at my watch and I was going to leave at 3 p.m. Then I thought maybe I'll leave 20 min early since no one had come by. This visitor arrived at precisely 3 p.m.

I would have missed them if I had left earlier. They weren't ready to buy, have a condo lease until Nov-Dec. But they want a house like the one I was showing and in the same school district. I now have them signed up to give them house by e-mail in their area of interest. I'll send them a few to see, than followup and fine tune our search, meanwhile its up to me to show them that I care, that I'm competent, and that we can be an effective team in finding that house.

I'm sure glad I didn't leave early. Actually I stayed around another hour!

How long had the property been on market?  Often I get the most people the first and second week on market, but not many if the property has already been on market for weeks.

I call that Murphy's law.

Don, a good reminder to see things through.  Sometimes the opportunity is really just around the corner.  Best of luck with your new buyers.

Things are slow.... My open house yesterday was only two hours long and no one came...

im afraid to have an open house....i might get depressed...

You're a better man than I.  I would have turned into the guy from The Shinning if I was in a house that long. 

Wise man, Don. I always take the opportunity to catch up at an open house. I don't plan to have a slow one, but I am always prepared to fill in the empty times. The best productivity tool I have found is my Air card. It also is a stress reliever. When someone calls about a property I can check it out. I do always attempt to be doing real estate related work.

 If I am not doing work on the computer, I set up a slide show of other properties, or my listing presentation. I do get listings from open houses

I sat on an open house on Sunday.  It was gorgeous weather and not a soul came to the door, but like you, I had the laptop and got a lot of work done anyway.

Thanks for your comments. Jim, good ideas on the slide show; everyone trys to get buyers at an open house and you seek sellers!

Don, in my area, potential sellers are at least half of the oh attendees. Sometimes they identify as nosey neighbors, but they are still sellers in training.
