According to the latest Lake Havasu City Stats report from the Lake Havasu Association of REALTOR®, home sales were up again in July 2009 compared to the same time last year. This continues the upward trend that began late last year. Residential home sales in Lake Havasu City were up 42.8% (140 units in July 2009 vs 98 units in July 2008), vacant land sales were up 33.3% (12 units sold in July 2009 vs 9 units in July 2008) and multi-family homes were up 150% (5 units sold in July 2009 vs 2 in July 2008). The average sell price for a single-family home ($187, 627) is still lower than the same time last year ($251,554) but it has increased from June 2009 ($173,603) and May 2009 ($185,541). The total active listings for the month of July were slightly lower than the month before. If this trend continues, it appears that the Lake Havasu real estate market may be beginning to stabilize.
