Mesa home buying these days can be a great adventure! And selling can be an ominous thing to even think about! With prices in some neighborhoods as low as they were back in the 90s, & interest rates on loans lower than most of have seen in our adult lives, the combination can mean some of the lowest payments you could imagine, well almost.
Check out some of the great deals in Adobe Hills located in East Mesa just 1 mi East of Power Rd & North of University. Near great shopping & freeway access. Nice open green common areas. WOW! I saw one with 1425 Sq Ft at only $100,000 while there were others w/less Sq Ft around $150,000.
Getting the best price on that home you want can be an illusive goal in the current market. Pricing on listings appears all over the board for homes that appear very similar. So, what makes up the difference? And if you are selling, how do you compete with all those pesky bank owned listings? These are tough questions.
Sometimes it is just the listing agents pricing, or the banks pricing, that may have little to do with the "real" value of the home.
After you find the house you are interested in, look at the other listings in the area, compare prices, features, condition, take notes, take pictures, take a 2nd look at some if you need to. If there are some condition issues with the one you are looking at or any of the other ones, figure out what it would cost to fix them. Consider if the condition & cost to fix things is correctly reflected in the list price compared to the other listings. Do the same thing with upgrade features, but consider that in most cases, those features are not new any more & will probably contribute less to the price of the house than the cost to put it in new. Very popular upgrades may come close, less popular ones will contribute a much smaller amount.
This is great advise for both buyers & sellers. Think about it. If you are selling or buying, knowing what the competition is, is a big advantage.
