Recently, I had Chase approve a short sale at $175,000.00 even though it was contracted at $165,000.00. The buyer wouldn't go for it and cancelled. Then, the day of cancellation, Chase calls up and says it is approved at $165,000.00. The buyer was done for good after waiting 5 months for an answer so I went to re-market the property. My client said, "I'm done screwing around with this and I'm not going to do a short sale...". When the negotiator called me last week, I told her that their stupidity wanting $10,000.00 more cost them this deal. Today, I received a call from the supervisor at Chase. He was very nice and told me to try to bring this deal back to life. I told him it was a lost cause and that my client was thinking of filing for bankruptcy and then I had the audacity to ask...
"Since you guys are sending out those letters saying that the client gets up to $20,000.00, would you be willing to throw my client about $3,000.00 to $4,000.00 to pay for his bankruptcy to make this go through?" The answer I received was, "Yes, if the numbers work out. We won't give him $20,000.00 but we can get him a few thousand dollars if the value is there..."
It looks like I now have a direct shot at getting this done. Especially since I have a direct line for getting a short sale done with Chase.
