What is Seller financing?
Seller financing is when the current owner of a property provides the loan to the buyer of the property. It allows sellers to move a home faster and get a larger return on their investment by collecting interest, while allowing a buyer to become a homeowner which may otherwise be out of reach.
The buyer will make a down payment to the seller (usually 10% -20%) and then make monthly installments to the seller over a period of years. Seller financing can be a great tool in a down sellers’ market and a tight buyer’s credit market for both seller and buyer. Sellers take on the role of ‘the bank’ financing the buyer as the lender for a specific term. These loans are often short-term (an example: loan amortized over 30 years with a balloon payment due in 5 years.)
Make sure that you use professionals for your transaction. You should have real estate attorney and a must is a good title company that is familiar with these types of transactions. And.....as always a good Real Estate Agent.
