
So far, 2010 is shaping up to be a better year for Real Estate. The Buyers are starting to venture back in to the marketplace and are getting more serious about buying property. Oh there are still a few out there who are convinced the market hasn't hit bottom yet and they are still waiting. I have a feeling they are going to find they have waited too long.
Our market here in the White Mountains is very dependent on the Phoenix and Tucson markets. All indications are that those markets turned the corner and started back up about mid-2009. Our market follows in about a year. I am really optimistic that we are going to see a big increase in traffic as soon as the deep winter is over. Buyers are just waiting for the weather to moderate and I think we are going to see quite a few of them trying to get in on the tax credits before they expire at the end of April.
If you are a Buyer and are reading this, start looking online. Find a few properties you like and get them to your agent so they know what you are interested in. Then when you are ready to shop, they will be ready to show. If you are looking for those Bank Owned properties, the agents handling them are under the gun to get them sold quickly and it is working. If you see something you like, you need to move on it fast. If you wait to see if the price is going to come down it will be gone.
If you are seller and you really want to sell this year you need to get realistic and competative on your pricing. I know it is hard to accept the fact that you are not going to make your retirement on the sale of your home anymore, but if you must or want to sell, you need to be realistic in your pricing.
Get ready and get moving, 2010 is shaping up to be a much better year in the Real Estate world than the previous two. We're ready, let us help you meet your Real Estate goals.
