The Mind Wobbles . . .

. . . Some days I can't help but be AMAZED.

I referred a buyer to a GREAT agent and they've been house-hunting and making offers for a couple of months (in a brisk multi-offer market).

Got a CC this AM of a note to the loan goddess (also GREAT) that they needed a new approval letter and form for a property they are pursuing.

As they are nearing the 3 month mark, the loan diva did the right thing and pulled his credit again.

He is now 9 points under 'eligible approved'. WHY?

He has been CAR SHOPPING. 20 INQUIRIES are now on his trimerge and he is screwed.

No house for him for a while . . . wait it out and get those scores back up.

The amazing part of all this is, HE WAS ADVISED. By a good agent and a good loan professional.

Buyers! DO NOT shop for big ticket items or use your credit while you're qualifying for financing!

I would love for some of the loan pros to chime in and remind buyers to make like stone statues until their real estate purchase. . . .
