Oh that hurts - Its Perry Mason time! Appealing your 2010 Property Tax - Arizona - Maricopa County

Yes it does hurt. I let the period for my property tax appeal slide by for 2009 and now I am paying the price - literally. The taxes I am paying based on the assessor valuation is WAY OFF for my properties. But now I can't do anything about it. So I went and researched what I could do if anything about the taxes I will be paying in 2010. Turns out I can take the matter to court...fun!

Oh, I am going to bring all my properties withme with comp's so I can get them all appealed at the same time...this is very important - BRING YOUR COMPS and two copies of everything when you go file.

So here is the info below;

To appeal your tax assessment for 2010 - the deadline is December 15th, 2009.

You will have to file suit in small claims court.

It is $140 to do this. Once you have done this you will receive a court date and then just bring your valuation data to show the judge that the assessed value is too high and he will render a decision.

IT IS TO LATE to do this for prior years - 2008, 2009 etc.

SMALL CLAIMS PROPERTY TAX APPEAL ATTENTION: Use the forms on this page only if the following factors apply to your situation:

  • You want to do your own appeal, without a lawyer representing you AND,
  • You want the valuation of your property reduced ("valuation" is the full cash value of the property on the notice you received from the County) AND,
  • You want the valuation reduced for this year - the current tax year. (If you didn't file this kind of a claim for last year's valuation, it's too late to do it now!) AND,
  • You paid your taxes before they were delinquent (before or when they were due).
