Wachovia Short Sale Fast Track Approval

7-10 day approval? Yup, that's what i said! Wachovia (f/k/a World Savings) has actually figured out the game. And for some lucky homeowners, they are even offering a BONUS to the SELLER of up to $2500!! What makes this more incredible is that each county has a short sale negotiator who is proactive in the approval process. Wachovia makes its decisions on a case by case basis, and the emphasis is on the hardship a homeowner is facing. The goal is to offer a fast track process to the homeowner once it has been determined that all other options have been exhausted including the possibility of a loan modification.

Requirements for a Wachovia Short Sale Approval

AGENTS:

  1. Obtain Listing Agreement
  2. Contact Local Short Sale Manager as soon as you get the listing
  3. Short Sale Mgr will notate in Wachovia system that the proeprty is listed in the MLS "Wachovia Short Sale"
  4. **NEW** Field Mgr will order an appraisal at LIST PRICE, based on the property condition
  5. When you receive an offer, send in the contract, HUD-1 and Fast Track Form to assigned Short Sale Manager via email or fax
  6. Receive Approval or Minimum "NET" required from Wachovia within 7-10 days!
  7. Obtain settlement letter from any junior lienholder(s)
  8. Close in 45 Days or Less!

SELLERS:

  1. Homeowner must have a true hardship (loss of income, job loss, medical, family, etc....). Provide required documentation to support your hardship. Taxes, bank statements, and pay stubs must be submitted to the negotiator.
  2. Communication is key! Most homeowners in this situation are embarrassed at the possibility of facing foreclosure that they stop answering the phone or opening mail. You must be willing to communicate with the lender to help yourself with this situation.
  3. Work with a REALTOR who knows how the Wachovia process works (like us). This will help the homeowner reach a timely agreement with Wachovia and help facilitate an open channel of communication with the short sale negotiator.
