I've been noticing a "small" trend lately. Sellers in Mesa, Queen Creek, Gilbert, Chandler and Gold Canyon, Arizona are "beginning" to price their homes more realistically, do some staging or "showcasing" their homes allowing buyers to "mentally" move into their new home. Want to sell your home in 10, 20 or 30 days? Your chances are much greater - depending on location - if Sellers listen to their Realtors.
There are still some sellers holding onto their inflated price and their colored walls which keeps it "their" home. I strongly advise my sellers to get their home in tip top condition before putting their home on the market.
We are still in a Buyer's Market, and buyers have many choices. The more choices they have, the more selective Buyers can be. A good Realtor knows that relatively small investments in staging can reap BIG dollars for the seller at closing. A recent survey found that staging could increase the sales price by nearly $3000. Cleaning and decluttering could add a couple thousand more to the final price.
Typically a well staged home will sell for more as well as quicker. Sellers must try to mentally move themselves out of the home in order to get it ready for its new owner. After all, isn't that what the Seller wants to do? Move out?
Bottom Line, and I know this has been said time and again: Sellers
1. Stage your home. 
2. Prepare it in every way including outside
3. Declutter
4. Repaint (neutral and fresh). Painting is one of the least expensive techniques but it produces some of the best results.
5. Make those minor repairs and fixes that have needed to be done for years
6. Clean, clean, clean including flooring, walls, and every nook and cranny.
7. If you're a smoker, then get rid of the smell
After all? The entire idea of listing your home as a seller is to sell it to someone who loves it and buys it and makes it their own home.
A good professional stager can charge $500-$1000 and up, depending. The stager will also use your items such as napkins, placemats, fresh flowers.
Today, (August 1) we have 54,244 active listings.

Hi There! Good that the seller's are getting realistic and the buyer's have room for a little negotiating. Staging is really needed to present the property nicely as well as the tips you gave to improve the mindset of the seller to show the property.

Suzanne, it is a lot of active listings. January 2005, we had just under 7,000. Quite a difference!

Teri, It's nice to hear that seller's in Mesa AZ are stepping up to the plate. First Impression is everything..sometimes that is the price on MLS. I have to say, at first I misread the last line and I thought you said that YOU had 54,244 listings. :) Holy Cow!! I think I missed a heartbeat for a second.
Teri--Very good information! Even if it takes longer to get your home on the market, it is time well spent to have it staged and prepared properly. The most important decision you will make is when you set the price...Wonderful advice and not just for those in Mesa AZ either!

Stephanie, yep, it's true. LOL! We have a ton of listings. As I told Suzanne, we had less than 7000 in January 2005 when all of the craziness was going on. We're now the 5th largest city (Phoenix).

Teri - It's great to see that homeowners are finally starting to listen. While I haven't had a staged home yet, I do believe in the process. When my home goes on the market, it will most definitely be staged. You gave some very helpful tips that I will pass along to homeowners. Thanks for the post.
Teri: I haven't had a staged home yet either but there is one that I really have encouraged the seller to have it staged. It stands empty and it's a stunning home but a little staging here and there would really showcase the already great architecture of this home. I like the idea about stuffing the clothes in the washing machine because personally, I have done that when company comes! I also use the dryer to hide things if I have to. So much for company checking the "old medicine cabinet", they don't know what they're missing by not checking the washer and dryer! Dont' tell anyone, ok.

Adam, great idea to have your home staged. I certainly encourage each of my sellers to do so. The ones that look the best and are priced right, sell much quicker. Thanks for dropping by and for sharing your thoughts.
