As with any business transaction, there is a preset standard for how sellers, buyers and their respective agents interact. When your agent puts your home on the market, in most cases your agent is listed as the primary contact for buyers and buyers agents. However, sometimes a buyers agent will contact a seller directly to try and win over their business or cut the sellers agent out of the deal. Please note that this is not reputable behavior and you should report it to your agent if this happens to you.
Though there are rules stating how posted information from the MLS may be used, there are some vendors out there who have found ways to pull the information to produce mass mailing lists. If you find yourself often emptying your mailbox of junk, just let your agent know. He or she can tap the appropriate sources to have an investigation on the matter.
