I'm watching the growing numbers of Midwesterners and East Coast folks complain about the heat, and it spurred me into action....
Listing agents: PLEASE TAKE THIS TEST!
1. Do you have a vacant listing....? (NO = OK, you've passed! YES = Proceed to #2)
2. Is it hot outside....? (The answer can only be "YES" - proceed to #3)
3. Is it HOTTER inside the home than it is outside....? (NO = good job! You've passed! YES = Proceed to #4)
4. TURN ON THE A/C, sillyhead!!!!
Yes, sellers - especially of vacant properties - are "utility bill sensitive" but you must convey to them the importance of running the A/C! No buyer in their right mind will want to spend ANY time in a home that is oppressively hot!
By running the A/C even slightly (say, set the thermostat at 82F), it will slow down buyers and their agents as they tour your home. They are in NO HURRY to get back outside!!! Unless, of course, it is cooler outside than in your listing!
