The key indicator to watch is the average price per sq. ft. for pending listings. For all areas & types within the ARMLS database, the "big low" for this measure occurred on August 20, 2011 and was $77.59. Today's number is $84.85. This is a 9.4% increase in less than 6 months. Momentum continues as the price per square foot has risen by 3.5% in the last month alone. This chart is a good one to track on a weekly basis.
