Over the past years we have seen the Real Estate market do some interesting things. The last couple of years the market was so strongly a Sellers market that if you were buying you practically had to give an organ just to have YOUR offer accepted. Full price and much over list price offers were the norm. Non refundable earnest money was a given, waiving appraisals, and many properties sold As-Is was commonplace.
Things have turned now and Buyers in the valley have much more control and many options to choose from. It is such a great time to buy. Buyers are receiving/getting better properties than those that purchased in 2004-2006. Sellers are being very aggressive in their concessions. There are some incredible deals around the valley now. There are great condos and townhomes in Scottsdale for example for under 200K. Unthinkable during the sellers market. Single family homes in Scottsdale from 225-275k. Great properties around Old Town. Chandler, Gilbert, Tempe, etc. Amazing opportunities.
