Access ability.
with so much competition out there a home has to be able to be seen if it is to sell, MLS Lock box with hours that are reasonable, mine are 8-8 M-F and 9-8 on weekends.
Agent.
Hire a agent knowledgeable in the market in the area you are selling, now is not the time to do it yourself or hire someone that has just started,
