I tell people who ask me to take pocket listings - they will achieve a higher price if it is properly marketed.
I do too Adam- however, if someone wants to "privately" spread the word it helps them accomplish a number of things:
a) get their documents in order.
b) build a buzz- bringing the first-comers to the table.
c) help to set a perceived market value- especially in areas where there are no reliable comps.
d) maintain their privacy... for some "price" is secondary.
That being said- I never advise clients to try to lose money on any of their properties- more marketing is always a primary solution to consider.
We manage many rentals, and many of them would certainly be for sale under the right circumstances, but the Owners aren't going to outright list them. We've sold many such properties, either to other investors, or to tenants or others who want them to live in. I'm not going to push these Owners to list. Iy doesn't fit what they want to do.
Leslie- You're in a good position... people don't want to be pestered- if the've thought it all out who am I to twist their arm?
Hidden Gems!! Got to love the marketing on that, here is a property nobody has seen before!! Promotes exclusiveness and an extra incentive to the clients, good post!

Justin- Unfortunately sometimes they're too hidden... but it's surprising how many deals in the investment world are done this way- especially among the deep pocketed folks.

Everything is for sale at a price. It just seems odd that a motivated seller would not want to get the word out to maximise their return.
