It's 10:00pm today and I'm talking with a homeowner in Tempe, Arizona that was thinking of selling one of his homes. I told him, if you want $250,000 you're probably going to fetch $265,000. Just get it out there today!
It's not a short sale!!!! - With down payment assistance programs going away, properties like his will be bid up by the buyers trying to use the DPA programs before they go away.
If you're thinking of possibly selling do it today! - Who's going to be able to buy after the down payment assistance programs are gone? There will be those that can but a majority of DPA customers will be knocked out of the market. What does this mean? Why today? Because you can create a bidding war amongst those rushing to complete a transaction by October 1st.
Why a bidding war? - They can't wait for a short sale decision so any property out there will either be a normal sale or an REO. Now, buyers that were taking their time bidding on short sales will have to pull out and bid on non-short sales. When you take the active shoppers and the new buyers that were once on the fence and you have them all bid on properties, you might create that irrational decision making that will allow for paying too much on a home.
What to do? - Put it out there if you can. Now may be the last run-up on property values until the market turns around. Make your property stand out! People will begin buying for emotional reasons leading to the bidding war! Act now!
