I have read about and followed many schools of thought regarding how you let buyers and prospects view homes, Give them un filtered access, only let them look at x number of homes before registering in the system, turn them off after a few days and on and on.
After years of experimenting i have gone with a website that allows easy sign up and then allows the potential client to get ongoing access and not turn them off, the system i use is a product called Homequest ( www.homequestgroup.com ) it is available in a number of cities, it is easy to use as a stand alone program / website or can be integrated into a existing site.
I recently had a prospect form over a year ago call me out of the blue to say they wanted to see houses and that they were ready to buy, we met, showed them 5 houses and trey bought the 4th they seen, they have been looking at my program daily since I set them up...

I give pretty open access to viewing property. I have different programs with more access for those who have given me more information.
Looks like it is only available in 6 cities, none which I live. I'll check back in with them but they look like they may have some nice products.
As for access, I'd prefer to have them sign up as soon as possible but want give potential clients a preview before I make them sign up. I figure if they are serious they'll sign up. I might lose a few people but hey, it can go so many ways.
I use the regular website I have from REMAX< I like the new Flemls system and have found out that setting up portals through it lets my buyers view new listings daily.
