I recently had a client say he was convinced that a good price was not enough in this market, a property also needs sex appeal! I couldn't agree more. Afterall it's pictures are about to be blasted to the World Wide Web and ya gotta look good! Right?

If you were going on a date, just a few things you might do..............you would shower, shave, fix your hair, make up, whiten your teeth, pick out a nice outfit, one that makes your eyes stand out, maybe even iron that outfit, dab on a little cologne or perfume, shine your shoes, get your nails spiffy, make sure belt, purse, shoes or tie coordinates. You may even wash your car, make sure you have gas, go to the bank, make sure you have $1.00 bills for tipping the valet, etc, etc. You would plan ahead, you would prepare, afterall, this date is important and you only have one chance to make a good first impression.

There, now you look your best, you have sex appeal, in fact Dahling you look marvelous!! Just marvelous!

Now, think about the house you are trying to sell. Is it clean, spiffy, organized, sleek and shiny, do the colors coodinate and/or compliment it? Does is all flow well and look GOOD? Does is have proper sex appeal? How is the curb appeal, the front and back yards? Is it warm and inviting or cold and empty? It's about to have it's picture uploaded on the MLS for all to see. Will the pictures say, wow, c'mon.....look me over or yipes, click?
