Homes are on SALE... Bargains, Bargains, Bargains!

Home prices are just unreal these days. It seems like a carnival atmosphere- the advertisements for homes are replete with astonishing price tags.

In short- homes are on sale. And... they're quite the bargain.

What are bargain homes? I suppose everyone has their own definition.

Whenever someone is looking for an investment property or starter home, I like to first search for homes with at least three bedrooms and 1.5 bath, between $80k - $130k.

Here are the current MLS counts for such homes in the Phoenix, Arizona metro area:

Phoenix: 1,803

Queen Creek: 406

Buckeye: 291

Maricopa: 267

Glendale: 238

Mesa: 214

Surprise: 111

Laveen: 16

Chandler: 11

Gilbert: 8

Scottsdale: 1

Tempe: 1

That's well over 3,000 single family homes available at bargain prices. Of course, many of these are bank owned, or short sale listings. What is even more remarkable is that there are many brand new single family homes that meet this criteria. They are fully warrantied and come with added builder incentives.

The count for new homes is more difficult as our system is less reliable. At last count I find 159 new homes and 52 spec homes that meet that search criteria. For the first time home buyers- many of these homes can be purchased with a few hundred dollars down and little or no down payment... better yet- many of these new homes cost less per month than apartment rental. If you're on the fence- let's take a look... the opportunities are astounding.
