Lots are deed restricted to site built homes with minimum square footage.  There is a maximum 20,000 SF building envelope per lot, exclusive of driveways and drainage easements. The community is serviced by a private water franchise for water, Salt River Project for electric, and Midvale Telephone Exchange for telephone. Septic tanks are installed and connected during the construction process of new homes. Propane is used for gas appliances and heating pools/spas.  Propane tanks are installed during the construction process and there are service providers in the area that will come out to refill tanks on a regular basis.

Schools

Granite Mountain Ranch is within the Cave Creek Unified School District #93.  Buses pick up and drop off children nearby.  The elementary school is Horseshoe Trails. The Middle School is Sonoran Trails. And, the high school is Cactus Shadows.

Granite Mountain Ranch has more than 15 acres of common equestrian facilities including bridle paths and arenas. Home owners are allowed up to 4 horses per property. The community is situated close to the Tonto National Forest and Scottsdale Preserve with 100's of trails to ride.
