Finishing the 4th best year in Arizona history, a recent sale points out the necessity to price correctly to get the best possible price. Case in point:
Property listed at 875k in April in Grayhawk just east of DC Ranch -- gated community - recent sales -- a year earlier -- sold for 900-1.3 million.(The Pinnacle at Grayhawk)
House needs some work but at the time it looked good because owner was still living in it. -- Good showing volume and neighbors hot because we were selling it so cheap. -- Lowered over next 4 months from 875 to 825 to eventually 750 --- at 750 -- the right prce -- we have had 3 full price offers! - Sold! But if the Agent had been a little stronger and more persuasive in the beginning the client would have had his house closed by now!
LESSON: Don't chase the market down - prices have decrease 1 percent per month for 18 months and are now stable however, if you or your seller is priced above the price 18 months ago, you or your seller are most likely too high! - A Home priced too high will only get low ball offers and eventually if not lowered to the RIGHT price, it will sell below the Right Price!
