McCormick Ranch Market Activity in Vista De La Tierra (March 2008)

Market Activity for the Vista De La Tierra Subdivision of McCormick Ranch (March 2008)

March did not produce any sales in the 100 home subdivision of Vista De La Tierra. There are currently 3 active listings, ranging in list price from $529,000 to $1,099,900. The low priced home of $529,000, for instance, is 2109 square feet with 1979 construction and virtually no upgrading. It also sits next to Via Linda Rd, which has become a fairly heavily trafficked thoroughfare bridging Via Ventura Blvd and Hayden Rd. The home listed at $1,099,900 was virtually rebuilt in 2006. Built to modern code with a new certificate of occupancy, it features nearly 3500 square feet and all of the latest and greatest upgrades. A very unique home for McCormick Ranch, indeed. Hi Paul, This is a handsome local post and the values per square foot look almost inexpensive compared to Southern California. We get a bit jaded as we see home after home sell at these prices. It sort makes one wonder where all the income comes from that allows so many to be able to afford them. Well done!

Spectacular home.  I love the style.  It's tough though being the highest price house in the community.  Good luck.

Very true, William.  These houses don't have much trouble finding buyers due to the location and amenities, but it does stagger me when I see such prices in other nondescript parts of my market.  Thanks for looking in on my subdivision snapshot.

Thank you, Lenn.  It's a small sample size, so it is actually misleading in terms of the home values in the area.  If you go across the street into the adjacent subdivisions, there are several million dollar + homes currently on the market.  They stretch into the 2 million dollar range on the nearby lakefront lots.  The owner of this one is actually the builder, and he has turned over several properties in the neighborhood.  Each one is a true work of art, and this one is the best value by a long shot.  Shoot, a few older properties have commanded in the 800-900,000 range, and this one is virtually brand spanking new.  Some lucky buyer is going to get a great deal!  Thanks for reading, and send me a buyer!

PAUL - Nice to see you doing market reports.  I like the bar graphs.  Are you thinking about using pie charts in the future?
