If you were a fan of the Seinfeld sitcom, perhaps you recall the episode where the character George decides his life isn't working and to try doing the opposite of whatever he would typically do. Next thing you know, he met a beautiful girl, got his dream job and finally felt like his life was working. While this was a hilarious episode with a very clever idea behind it, it's was just a TV show and what does this have to do with investment real estate? Everything! Unlike brave George who was willing to try the exact opposite of what he thought was right to possibly enjoy better results, nearly everyone in the business seems insistent on continuing to use marketing approaches that just don't' work well anymore.
Imagine for a moment that you are a broker of "widgets". Your suppliers have a protocol they would like you to follow but instead you ignore it and do it your way. Your buyers tell you what kind of widgets they are looking to purchase but again, you ignore their wants and needs and buy the widgets of you're choosing. You wouldn't stay in business very long with this approach now would you? Doesn't it make much more sense to give people what they want instead of what you want? Of course it does. It is also logical to conclude that by making sure that everyone that does business with you "wins" by getting what they want, and you do it often enough, the results will be that you will find you are getting everything you want.
The Typical Approach: List, MLS, Mass Market & Cross Your Fingers
Ask any savvy large scale investor "what is most important to you" regarding new properties and 99% of the time they will say they want and need exclusive, profitable properties. Today's serious investor will not consider properties that are multiple listed, mass marketed, posted all over the Internet, etc. They want properties that are private, exclusive, that their contemporaries haven't seen, that are profitable and that have not been over exposed.
Savvy are learning this and are now aware that overexposure of their properties dramatically reduces the perceived value of their property in the marketplace. Sellers of quality properties do not believe in marketing on public sites, multiple listing services, newspapers or any other options where the property can be viewed for free. Of course their challenge is "how do you expose a property as little as possible but to the right type of investors"?
You can become a master . If you are willing to put in 18 hour days to find seller direct properties for your buyers (because if you are not direct they will not work with you) and are lucky enough to find a property exclusive enough that meets their criteria, you might just make a sale. With buyers running you ragged asking for "pocket listings", private, new to market inventory, plus all the time you will spend trying to get them the "complete" property package for them top review, there are some very long days in this business. The results most are seeing is they are spending way too much time hunting down properties that they do not end up getting LOIs on, there's not much time to find personal listings and savvy buyers will only want to see properties you are direct with the seller on. How many listings can any one person have where they are direct to the seller of a premium property? Maybe 5? And isn't it aggravating when you have 4 or 5 great property listings and yet every buyer you talk with wants something different that the handful of properties you have so it is back to "hunting" again.
