The Vail School District has already started classes, but Tucson Unified School District (TUSD) doesn't start until August 14, 2007. That's a full two weeks away and I am offering to help you get into your new home during that time period. Here is what we'll do:
1) You must be pre-approved: When you get pre-approved, you need to talk to the loan officer about a very fast close. Many of them can't do it, but some have the right connections. I have a great loan officer that I work with when I need it done fast and done correctly. I would be happy to refer you if you don't have one of your own.
Also, you must be able to qualify without needing to sell your current home (unless that home is scheduled to close within the next 2 weeks). If you can afford to buy a new home without the current one selling or if you do not currently own a home, then this could definitely work for you. The first step is talking to a lender to find out.
2) You must be serious about finding a home: If you know the area you would like to live in and know which features you must have in a house, then this plan is for you. If you're just starting to think about moving and aren't sure what you want then it will be very difficult to move in 2 weeks because the trick to it is to get under contract immediately.
3) Pick the right home: If you have met the first two criteria, then we are ready to get to work. After we speak initially, I will email you the listings that fit your criteria. Depending on how strict your demands are, we may have several listings or only a few. If we come up with a lot of homes, you will have to pick the top 5-7 listings. That is, we will opt to look at the best of the best on the first day we go house hunting. If things go well, you will find the home you want to buy and we will make an offer.
However, it doesn't always happen the first day out. In fact that is somewhat rare, although I have found it to be more common among those who know what they're looking for and are certain about what they can and can't live with. If we don't find "the one" on the first day out, we can either look at some of the others that we found or we can expand your search based on updated criteria. Many times when a buyer looks at homes, he discovers that his opinion changes on what is truly the most important criteria. If that happens with you, we will regroup and look again that afternoon or the next day.
Vacant homes are ideal for the quick move situation. It is a benefit to their owners to get a fast close so you can sometimes get a better deal by offering to close quickly. On the other hand, it is more difficult for a family who is living in a home to pick up and move on such short notice. In that situation a fast close is more of a detriment than a benefit and you many have to pay more to entice them to inconvenience themselves that way.
4) Put in an offer and get ready to move: Once you find the right home, we will make an offer immediately. There may be a little negotiating, but typically sellers respond quickly when they see how fast you are able to close. Once the offer has been accepted, it is time to schedule inspections. There is a 10 day inspection period according to the contract that we use in Arizona. However, if you're trying to close in 14 days, it is imperative to do your inspections immediately. I like to get them done within the first 2 days. That way if you need more inpections for specific areas of concern, you still have time to order them. Once you have completed inspections, you request any repairs that you would like to see done prior to moving into the house.
5) Work closely with your Lender and your Real Estate Agent: Since time is so very much of the essence in a case like this, it is imperative that you keep in very close contact with your agent and with your lender so that you can provide any documentation or signatures that are needed immediately. If you are working with an agent that doesn't return phone calls, you're in trouble. When I am doing a fast deal like this, I frequently am in contact 3-4 times a day with my client. There's no room for laziness or lethargy when performing this kind of transaction.
6) Pack your boxes and move into your NEW HOME: Before you know it you will be moving into your new home and (if you're moving quickly due to school starting) getting your little ones ready for the new school year. You will also be boasting to all your amazed friends that your agent got you moved into a new home in two weeks.
