Six times I lost a sale, in as many months, because my buyers took too long to decide if they really wanted to place an offer. When they did it, homes were already Active Contingent.
I am not talking weeks but rather a day or two.
If you are working with an agent you should be in a position to make a decision. Be pre-qualified and have done your research. Price, location and what type and size home you are looking for.
We all hear the news and read the papers. "Homes are not selling". Actually, the truth is if a home is well kept, priced aggressively and in the right location they do sell and at times within a week or so of being listed.
Many home sellers are listing their properties 20 and 25% below comps and even more in some cases. Many sellers need to sell and they get very discouraged if their home has been on the market for an extended period of time.
It takes time and research from your agent to find homes like this but they are out there !!
My advice: Be ready to move quickly if the right home at the Very right price comes along.
