For a couple of years now there has been a lot of talk about a new mall coming to Southeast Tucson near the Vail, AZ area. Since the rumors have persisted, many have come to the logical conclusion that there may be something to this.
There is something to this rumor, but there will NOT be another Mall of America here in Tucson, AZ. Actually, our new shopping and activites attraction will be called Passages of Tucson. It is going to be arranged in Villages which are groupings of buildings devoted to one kind of product or idea. For example, there will be a village that is devoted to Health and Wellness. They will have some traditional doctors as well as holistic medicine available. There will also be a village devoted to residential living and one for office space.
The location of Passages of Tucson is going to be the north side of I-10 just west of the exit to Highway 83. Plans are moving forward, but as with any large project, this is taking some time. My sources indicate that we should start seeing some building within the next year or two.
This is going to be exciting for the Tucson area because it is planned in such a way as to be a tourist attraction. There will be a Taste of Mexico village that will have regional restaurants as well as gift shops and a cultural center. I dare say many of us locals will be visiting for this reason as well.
The Great Outdoors village will not only have shops with sporting equipment, but is scheduled to include a skateboard park as well as a rock climbing wall AND a pond for fishing!

That would be pretty incredible actually. I love Tucson and I really believe this would be a great way to bring more business to the city as well as more tourists to the state. Thanks for the info I had no idea!
Robin - Sounds like a nice mall and should add both local and tourist traffic to the area. What do you think it will do for property values?
Paula, I have heard some say that only commercial property values will be affected, but I disagree. I think that with the influx of new jobs created by such a development, the Vail and southeast Tucson areas (such as Rita Ranch) will see steady growth in property values as people typically want to live near their places of employment.
Hi Robin,
Your blog was very informative. I have never been to Tucson, Arizona but have wanted to. The project sounds like fun.
Best regards
Norbert
Robin,
I like to call this mall the "Disneyland" of Arizona. It has little different theme parks that you could walk around and then you're in a whole different one a few blocks away. I'm looking forward to it, being less than 20 miles from my small rural space. I can have it all, rural farm, and big city mall!

Hi John. The water for this project will be provided by Vail Water Company. Vail has an ample supply of water and this will not be using water from the Colorado River. This project has some residential portions but is mostly commercial. Commercial use tends to use much less water per square foot that residential use does.
