Sellers - Finish Renovations Before Showing - Kelowna Home Staging

Sellers can be in too much of a hurry to list and show their properties. It is understandable to be concerned to get the sale underway, but what needs acceleration is completion of renovations first. The very thing you want - quick profitable sale will very possibly be undermined by showing prematurely. Your realtor may not tell you this, being in a hurry to get the sale going also.

  • 63% of buyers are willing to pay more for move-in ready status. Most people do not want to be bothered with renovations and repairs.
  • Less than 10% of all people are able to visualize rooms in their completed state. It makes it all the more difficult to see past clutter, incompletion and the chaos of work in progress.
  • Buyers want to buy a nice home.
  • They will be viewing with a critical mind, so you need to reduce all objections.
  • They will leave with a list of all the incompletions in mind if that is what they've seen. This may give them grounds to make the lowest offer.
  • OR worse, they will be unable to reconcile the visual impression enough to consider the property at all.
  • They are not likely to return for viewing after completion.
  • You only have one chance to make a first impression.

Complete renovations. Stage right from the start. Show for all it is worth!

Deborah:  You have hit the nail on the head.  This is one of my pet peeves. Never put a home a the market until it is perfectly staged and all of the marketing is in place!

Great to hear from you Diane! I appreciate your professional real estate opinion and experience on the matter of completing renovation before listing and showing. Thanks also for adding the matter of the marketting - there are several factors to home sale. Marketting is a big one.

How true this is Deborah, I am sure that when a buyer comes to look they would rather see a carefully prepared home than one that has just been listed for a quick sale. Taking the time to touch up and do repairs will certainly save time in the end. Great view points here!

Shellee - Your trained photographic eye understands the importance of setting the stage correctly with professional presentation - thanks for you comments!

Deborah--you are so right!  I've been working on the right words to use with my sellers on how important it is not to leave things undone for their buyers to finish!  Well said!

Loretta - Thanks for your professional affirmation on the importance of completion of renovation before listing and showing property. Your contribution is most welcome!
