But How do You Arrange the Couch?????

It seems that April Showers bring May Flowers and a heck of a lot of Brand New Houses! We have been working on many new Build's with some very talented and creative builders. Sometimes the more creative a builder gets with their layout the more potential buyers get confused and the question comes up "How do I arrange my furniture?"

Many builders beleive that if they build it they will buy, but the reality is that an Empty New home will not sell as quickly as a Staged New Home! The perfect example is a beautiful New Home that was on the market for 4 weeks without a single offer. The feedback to the Realtor was positive about the colors and finish but over and over people commented on how they didn't really grasp the flow of the great room and how to arrange furniture in this unusual layout. The Builder had never used staging but the Realtor, who knew us very well, recommended Alexandra and myself to come in and give a quote. To keep the budget reasonable for his first staged build we opted to stage the entire first level and the Master bedroom and ensuite. On less than a weeks notice we had the home staged in time for the next open house.

Within the first week the first offer came in, by the beginning of the third week the house had sold. The builder was extremely impressed with the outcome and loved how his hard work had been show cased by our Staging design.

For this staging we brought in the Chandelier for the Dining room, which was part of our staging quote, and had the builder re-paint the mantle to the color we had chosen. Here are a few before and after's.

I guess that is proof that staging does work!  The photos are great!  I can see why there were offers on the home so fast!

Very impressive photos! I also want to give you a big hi-five on repainting the mantle. When it was white, the focus was on the shape and color of the mantle. Darkening it to fall in line with the surrounding stonework makes the stone surround take center-stage. Also, the choice on the neutral picture is very telling of your expertise. The focal point is neither the average mantle or a piece of intense art that doesn't actually come with the house... the eye takes in an upper-end and unique architectural focal point - THE STONE FIREPLACE!

Truly a smashing decision. Love this post!

You certainly proved a good point. The suite looks amazing, and I can see why clients would have trouble with the position of the couch. So many people still need a wall to put it against and need to see it for real that a couch can be floated. Good job.

You did an amazing job.  The new color for the mantle is really nice, it blends in nicely instead of sitting in stark contrast as it did in the before pictures.  The drapes hung close to the ceiling are really classy.

What an akward room layout, everything turned out beautiful, it certainly will help the buyers to see themselves living there.

These are some of the nicest staging photos on AR! :) Sorry to all the other stagers out there, but they reflect my personal style so I guess I'm a bit bias. Very clean and simplistic yet cozy! I can see any buyer falling in love with these homes.

Terrific job ladies! Kudos to my Canadian friends! I moved from Toronto to Orlando 1.5 years ago...I miss home. ;)

This is a fabulous job and yes you did showcase his design. I find it more and more common that the builders homes definitely do not help buyers envision how to place their furnishings. All the more they need the help of home stagers.

I love what you have done with the irregular walls and corners of this house!! You transformed the rooms into warm and inviting living areas with your furniture placement.


Is the furniture you used from your own inventory or is it rented? Do you own your own accessories as well? Everything you have put into the house is above average in quality for rental furniture that I have seen in Washington State. If you have any rental sources in Vancouver that I can access, I would welcome it, as Seattle is not too far away.

Debra, Some of the furniture is ours and some is rented. We own all our accessories and rugs. There are a few rental companies in Vancouver but the one we use exclusively will not travel outside Vancouver, except for Pemberton fest where he did the VIP Suites. You could see if Patty @ Fluff would rent down south, my guess is the gas bill you would have to get it to Seattle would be more than the rental! Fellow AR member Trish Scott has a rental company as well and her pieces are beautiful.
